Our Philosophy
Our philosophy and commitment is to maximize the long term profitability and overall market value for our owners, while maintaining quality housing for our tenants. We provide full service property management services to owners of single family homes, duplexes, triplexes and small apartment complexes. We specialize in serving Tarrant County and surrounding areas of the Dallas/Fort Worth Metroplex. Emerald provides individualized attention in all phases of management of our owners properties. We understand that owners and their properties have special needs and we strive to meet those needs.
Leasing Services
We take all the worry out of securing tenants for your property. Initially , we will do an analysis of the market to determine a competitive rental rate. We participate in the North Texas Real Estate Information Service (NTREIS) or Multiple Listing Service to maximize the pool of available tenants. This will make your property available to all 20,000 plus real estate agents in North Texas. We also utilize selected on-line marketing services such as Rentalhomes.com.
Once a potential tenant is identified, they will be thoroughly screened including verification of employment, past rental history, credit and background. Upon approval, a lease will be executed, security deposits collected and move in scheduled. A walk thru and orientation will be provided to the tenant at move in.
Ongoing Management
We handle all tenant related issues including rent collection, tenant notices and evictions. We can arrange to pay all expenses related to the property including mortgage payments, taxes, insurances and Homeowners Association dues. We manage all repairs and maintenance of the property utilizing local vendors we have long term relationships with. We will electronically pay the excess of rent over expenses monthly along with preparing owner’s statements. A year end statement will be provided to simplify tax preparations. We also perform periodic property inspections to ensure proper maintenance by the tenant. Upon tenant move out, we will perform a final inspection of the property and prepare a final tenant statement.
Fee Schedule
Our fees are reasonable, simple and competitive. We charge ten percent of collected rent only and fifty percent of the first months rent for leasing the property. We will require a reasonable owner’s reserve to be deposited at the execution of the management agreement. This is usually $250-500 depending on the size and age of the property.
